Energy Performance Certificates (EPCs)
What is an EPC?
An Energy Performance Certificate (EPC) is a legal requirement that you will need to provide as a landlord or homeowner if you decide to sell. These certificates are also required when you are applying for the Renewable Heat Incentive (RHI).
The EPC (energy performance certificate) will calculate the amount of energy your property is using and recommend measures to help improve the efficiency of your home. Without this certificate, you will not be able to apply for or join the ‘RHI’ scheme and will not be able to claim any ‘feed in’ tariffs. We can offer a Green Deal Certificate if required.
What is an EPC rating?
When your property is given an EPC rating, a number of things will be taken into consideration such as insulation, glazing, heating system and lighting. An EPC rating will review the energy efficiency of your property. It is completed by undertaking a brief survey of your home and once complete you will be awarded a rating between A and G. A is the most efficient and G is the least energy efficient. The closer the rating is to A, the cheaper the running costs of your home.
EPC ratings will depend on the amount of energy that your home uses per square meter and the level of carbon dioxide emissions from your property each year. Once they have been created, an EPC will last for 10 years.
Can you provide EPCs?
Vien Systems offer an EPC survey on domestic properties, this will generate the certificate required for the ‘RHI’, renewable heating incentive. Our fully qualified DEA/GDA can carry out the assessment and fees are dependent on property size.
Advice can also be given on any energy savings schemes which may be running or general help in keeping your home warmer and saving money. You will be issued with a detailed report that outlines the energy rating of your home and the actions that you can take such as installing solar water heating or solar panels or adding insulation to your loft. The actions will help you save money and reduce your heating costs over the long term.

How much is an EPC?
The cost of an EPC varies around the £60 to £120 price mark in order to register. It is worth searching the web to ensure you get the best price and the best value for money – keep in mind that the price depends on what kind of property you live in, size, amount of bedrooms and furthermore.
